East Side Subdivision needs APA approval.

    Nicky Cutro's "Enclave at Lake George", a 10 home subdivision proposed for the East side of the lake, has received approvals from the Lake George Park Commission and the Fort Ann Planning Board. 


   Mike O'Connor, Mr. Cutro's attorney, said the park commission approved "minor variances for our stormwater management plan" at its January meeting.


    On Feb. 21, Mr. O'Connor said the Fort Ann Planning Board "gave us final approval" for the project, which would include homes from 2,000 to 4,000 square feet.   Mr. Cutro told the Chronical that building lots, across Pilot Knob Road from Fisher's Marina, would sell for "between $350,000 and $500,000 and they come with a dock."


    Mr. O'connor said "we are now awaiting a response from the Army Corps of Engineers because there is a wetland on the property.  They want us to check for Indiana bats, which are an endangered species, so we've hired a consultant to check into that. I've had that issue raised in a number of projects in the North Country, and never found an Indiana bat."


     If the Army Corps of Engineers signs off on the project, Mr. O'Connor said the final step would be to go back to the Adirondack Park Agency for a permit.  "It's very difficult to get final approval, but I would say we're 95% there," he said.  "We have dotted the 'i' s and crossed the 't's and people have made suggestions and the developer has been most accommodating."
